Privacy Policy
How Julayne Kieu Luu collects, uses, shares and protects personal information, and the privacy rights available to California residents.

Who we are
This website is operated by Julayne Kieu Luu, a California licensed real estate salesperson (DRE #01386573) whose responsible broker is Century Financial Group, Corp. (DRE #01930905), 8295 Bolsa Avenue, Midway City, CA 92655. In this policy, “we”, “us” and “our” refer to Julayne Kieu Luu and her brokerage. The policy is written to meet the California Online Privacy Protection Act (CalOPPA) and the California Consumer Privacy Act as amended by the California Privacy Rights Act (CCPA/CPRA).
Information we collect
Information you give us
- Contact and consultation forms: your name, email address, phone number, the service you are interested in, your preferred meeting dates and times, and any message or notes you write.
- Property valuation requests: the property address, property type and your anticipated timeline.
- Playbook and blog briefing sign-ups: your name and email address.
- Voice and chat assistant: if you choose to start a conversation with the AI assistant on this site, the audio and/or text of that conversation, which is processed to generate responses and may be recorded and transcribed.
- Communications: the content of emails, calls and texts you exchange with us.
Information collected automatically
- Technical data such as IP address, browser type, device type and pages requested, recorded in standard server logs by our hosting provider.
- Security signals collected by Cloudflare Turnstile to tell people apart from automated spam when you submit a form.
- A
googtranscookie that remembers your translation language if you use the language selector, and a browser storage entry that remembers you have acknowledged the site disclaimer.
We do not use advertising cookies, and we do not knowingly collect sensitive personal information (such as Social Security numbers or financial account numbers) through this website. Please do not submit that information through the forms.
How we use information
- To respond to your inquiry and schedule consultations.
- To prepare a comparative market analysis for a property you ask about.
- To send the materials you request and, if you sign up, periodic market updates by email.
- To keep records our brokerage is required to keep under California real estate law.
- To protect the site and its forms from spam, fraud and abuse.
- To comply with law and respond to lawful requests.
How we share information
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We disclose it only:
- To our responsible broker, Century Financial Group, Corp., which supervises our real estate activity.
- To service providers that operate the site for us, under contracts limiting their use of the data: website hosting; Cloudflare (form security); n8n (form processing and email delivery); ElevenLabs (the voice and chat assistant); and Google (page translation, only if you use it).
- To other parties to a transaction (for example escrow, title or a lender) when you ask us to act for you.
- When required by law, or to protect the rights, safety and property of you, us or others.
Categories of personal information (CCPA)
In the past 12 months we have collected these categories, from you directly and from your device: identifiers (name, email, phone, IP address); commercial information (property details and the services you are considering); internet activity (log and security data); audio information (voice assistant conversations you start); and professional or other information you choose to include in a message. Each category was disclosed for a business purpose only to the recipients listed above.
How long we keep information
We keep inquiry information for as long as needed to respond to you and maintain our relationship. Records connected to a real estate transaction are retained for at least the period California law requires brokers to keep them (currently three years under Business and Professions Code §10148). Marketing contacts are kept until you unsubscribe.
Your California privacy rights
If you are a California resident, you have the right to:
- Know what personal information we have collected about you, where it came from, why we collected it and whom we have disclosed it to.
- Delete personal information we collected from you, subject to legal exceptions such as required transaction records.
- Correct inaccurate personal information.
- Opt out of the sale or sharing of personal information. We do not sell or share it, but you may still ask.
- Limit the use of sensitive personal information. We do not use it for any purpose that would trigger this right.
- Not be discriminated against for exercising any of these rights.
To make a request, email info@julayneluu.org or call (714) 617-7253. We will confirm receipt within 10 business days and respond within 45 days. We will ask for information to verify your identity, such as the email address you used. You may use an authorized agent, who must provide your signed permission. Do Not Track and Global Privacy Control
This site does not track you across other websites. We treat a Global Privacy Control (GPC) signal from your browser as a valid request to opt out of sale or sharing. Because we do not perform cross-site tracking, browser “Do Not Track” signals do not change how the site behaves.
Email and text messages
You can unsubscribe from marketing emails at any time by using the unsubscribe link in any email or by emailing info@julayneluu.org with “Unsubscribe” in the subject line. We only send text messages if you have agreed to receive them. Reply STOP to any text to opt out, or HELP for help. Message and data rates may apply. Consent to receive texts or marketing is never a condition of working with us.
Children
This site is intended for adults. We do not knowingly collect personal information from anyone under 16. If you believe a child has provided information, contact us and we will delete it.
Security
The site is served over HTTPS, and form submissions are verified and forwarded server-side. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Other websites
This site links to third-party sites, such as the California DRE license lookup and our brokerage's lending site. Their privacy practices are governed by their own policies.
Changes to this policy
We may update this policy from time to time. The “Last updated” date at the top shows when it was last revised.
